IN THE DISTRICT COURT OF PITTSBURG COUNTY STATE OF OKLAHOMA UNITED STATES OF AMERICA, acting through the Rural Housing Service or successor agency, United States Department of Agriculture, Plaintiff, v. GLORIA JEAN WOOD, a single person, et al., Defendants. Case No. CJ-2015-220 NOTICE OF SHERIFF’S SALE NOTICE is given that in pursuance of an Execution and Order of Sale issued out of the District Court of Pittsburg County, Oklahoma on the 16th day of March, 2016, in an action wherein GLORIA JEAN WOOD, et al., were Defendants, directed to me, the undersigned Sheriff of Pittsburg County, Oklahoma, commanding me to levy upon and sell with appraisement, the following described property situated in the County of Pittsburg, State of Oklahoma, to-wit: A tract of land in Lots 5 and 6, Block 113, in the City of McAlester, now known and designated as North McAlester, Pittsburg County, Oklahoma, described as follows: Beginning at the Southwest corner of Lot 5, N00º00'00"E along the West line of Lot 5 a distance of 123.4 feet; Thence East a distance of 112.20 feet; Thence South a distance of 92.42 feet to a point on the South line of Lot 6; Thence Southwesterly along the South line of Lots 5 and 6 a distance of 116.40 feet to the Point of Beginning. APPRAISED VALUE: $74,500.00, to satisfy a judgment and decree of foreclosure in favor of said Plaintiff and against said Defendant, GLORIA JEAN WOOD, obtained and made in said Court on the 16th day of March, 2016. Plaintiff’s first lien judgment being in the principal sum of $69,060.56, plus accrued interest in the amount of $7,765.11, as of May 5, 2015, plus interest accruing at the rate of $11.35 per diem from May 5, 2015, until paid in full; Late Charges (Uncollected/Due) in the amount of $209.64; Fees (Receivable/ Post) in the amount of $3,093.01; and Max Subsidy Recapture in the amount of $12,214.37; for a total of $92,342.69, as of May 5, 2015, plus interest accruing thereafter in the amount of $11.35 per diem, until paid in full; court costs; abstracting and/or title search fees; a reasonable attorney’s fee of $1,100.00; and for all subsequent advances by Plaintiff, if any, for taxes, insurance premiums, or expenses necessary for the preservation of the subject property, and for further costs of this action; I will on the 12th day of May, 2016, at 10:00 o'clock a.m., of said day, at the front door of the courthouse in the City of McAlester, in said county and state, offer for sale and sell to the highest bidder for cash, the said property above described, or so much thereof as will satisfy said judgments, with interest, attorney’s fees and costs. The highest bidder will be required to deposit a non-refundable 10% of the bid on the date of sale with Reasor and Inge Law Office PLLC Trust Account. The balance will be due at the time the sale is confirmed in the form of a cashier’s check payable to the United States of America. WITNESS my hand this 17th day of March, 2016.
